Purpose of Report
To determine Development Application No DA0121/20 for 16 Westbrook Avenue, Wahroonga which seeks approval for the demolition of existing structures and construction of a seniors living development comprising four units, basement parking and associated works pursuant to State Environmental Planning Policy (Housing for Seniors or People with a Disability) 2004 at 16 Westbrook Avenue, Wahroonga.
This application is reported to the Ku-ring-gai Local Planning Panel as it is a SEPP Seniors Living development that is recommended for approval.
A. THAT the Ku-ring-gai Local Planning Panel, as the consent authority, being satisfied that the proposed development will be in the public interest, grant development consent to DA0121/20 for the demolition of existing structures and construction of a seniors living development comprising four units, basement parking and associated works pursuant to State Environmental Planning Policy (Housing for Seniors or People with a Disability) 2004 at 16 Westbrook Avenue, Wahroonga, subject to the conditions contained within the Development Assessment Report (Attachment A1). Pursuant to Section 4.53 of the Environmental Planning and Assessment Act 1979, this consent lapses if the approved works are not physically commenced within five years of the date of the Notice of Determination.

Purpose of Report
To determine Development Application No 0103/20 for 313 Bobbin Head Road, North Turramurra.
The application is reported to the Ku-ring-gai Local Planning Panel in accordance with the Minister’s S 9.1 Local Planning Panels Direction, dated 23 February 2018, as it is considered contentious development, attracting 10 or more unique submissions by way of objection.
THAT the Ku-ring-gai Local Planning Panel, as the consent authority, being satisfied that the proposed development will be in the public interest, grant development consent to DA0101/20 for alterations to the existing service station at 313 Bobbin Head Road, North Turramurra, including decommissioning and replacement of underground storage tanks, construction of a new awning and digital signage, pylon sign, new front fence and changed hours of operation, subject to the recommended conditions as per the development assessment report (Attachment A1). Pursuant to Section 4.53 of the Environmental Planning and Assessment Act 1979, this consent lapses if the approved works are not physically commenced within five years of the date of the Notice of Determination.
